Retrospective Appraisals & Date of Death Appraisals 

Estate taxes, disposition of assets, execution of a will, probate, lawsuits; These situations and others -- none of them lacking stress, complexity and the need for sensitivity -- are examples where you might need a property appraisal that delivers an opinion of value based on a date in the past, instead of the date the property is inspected. "Date of Death" appraisals are often required for estate tax purposes or prior to the disposition of assets to the beneficiaries of a will following the death of the property owner. (Federal, state or local laws and certain legal constraints may allow for the executor of an estate to choose a date different from the date of death -- but the same principles apply.)

 

Retrospective appraisals require special expertise that can only be aquired through training and experience. They require an appraiser that's completed many appraisal reports over the course of many years and can effectively research comparable sales and combine that comparable data with the cummulative market knowledge collected during the retrospective date in question. 

 

Real property values aren't the same as a publicly traded stock or other investment assets where fluctuations in value are meticulously monitored and recorded in public data records then retrievable from archives when needed. Most legal documents and courts require a licensed or certified real estate appraiser, bound by the Uniform Standards of Professional Appraisal Practice (USPAP), for an unbiased opinion of value from a local professional appraiser who is competent and knowledgeable in the subject property market. The laws that govern appraisers demand confidentiality and professionalism. These standards are mandatory for every Certified Residential Appraiser who works with us.
