June 2010 - 1st Quarter Spring 2010 Housing Market Reports are in. Latest HouseHunt Survey Finds Evidence That U.S. Housing Market Has Bottomed.
Strong evidence that the market has bottomed and that a more balanced housing market is emerging in many parts of the U.S. can be found in the latest HouseHunt Current Market Conditions survey data reported during the first quarter of 2010. Although uneven, the results show prices have stabilized after steep declines over the past two to four years and in some cases are actually appreciating despite the drag of foreclosures, short sales, job uncertainties and reluctant lenders.

Local housing data for the Branson, Branson West and Kimberling City markets in Stone and Taney counties reflects an average sales price of $189,370 (up from $177,246 in 2009) and a median sales price of $129,259 for the first quarter of 2010 according to the latest home sales summary reports as of June 1, 2010. Average Mortgae Rates for a 30 Yr Fixed Loan are at 4.95%-5.15%. Foreclosures and vacancies remain below the national and state averages and do not appear to impact the market as a whole. Lake properties, as usual, appear to remain above reproach and continue to be an actively consistent market as property values begin to recover. The local market is driven by a Branson entertainment industry, supplemented by the local Table Rock, Taneycomo and Bull Shoals Lakes industries and appear to be on track for renewed growth and vitality. In short, the economic climate in Southwest Missouri is lookin' good!
